Techsol Land Surveyors provide topographical surveys, measured building surveys and boundary surveys to a range of clients. We also carry out measured building surveys for the individual who wishes to build, extend or renovate. Topographical Surveys

Techsol carry out topographical surveys for a range of purposes. Planning authorities often require details external to the site to be shown on the topographical survey, for example: sightlines to public road, levels of neighbouring buildings, location of nearby wells and septic tanks. A topographical survey carried out solely for construction purposes, for example for a road overlay, will be more concerned with collection of accurate data directly related to the construction process. On completion of most major construction projects an as-constructed survey, or as built survey, will be required for submission to the project managers. This is essentially a topographical survey carried out after construction which includes departures from the original design.

Measured Building Surveys

If you need floor plans, elevations and sections of existing buildings we specialise in measured building surveys. A measured building survey may be carried out in conjunction with a topographical survey or supplied in isolation. A professionally produced measured building survey is of particular importance where modifications to a listed building are proposed. While this may often involve a high level of detail being collected, a measured building survey for a set of demolition drawings on the other hand would be less detailed and hence less costly.

Boundary Surveys

Techsol carry out boundary surveys for first time registrations and land transfers. If you are having a boundary dispute or simply wish to have a boundary position established it may be appropriate to have a boundary survey of the property carried out and compared with the land registry or title map. A boundary survey may not always be conclusive and we can advise in each case whether it would be advantageous.

Setting Out

On large scale civils projects site control is usually established with GPS and setting out for position is carried out with GPS using the site projection paramaters. On smaller projects, before setting out for construction it is advisable to carry out a boundary survey of the site using a total station. The boundary survey is then overlayed on the design drawings to establish grid coordinates for the site control in the design grid. This boundary survey is also used to ensure that setting out of the required works is possible within the available space. If there are any critical inconsistancies between the design boundary and the actual boundary, modifications to the design can be made before setting out and construction commences.
